Maximum Occupancy: 6 persons
No students or singles under (25) years of age unless accompanied by an adult guardian or parent. No daily housekeeping. The condo is professionally cleaned after each departure. If you would like cleaning during your stay it is available at an additional charge.
Damage/Reservation Deposit: A damage/reservation deposit is required of $300 at time of booking, to be charged to Master Card, Visa or Discover. This deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent. It is fully refunded within (14) days of departure, by crediting your charge card, provided the following provisions are met: (1) No damage is done to the unit or its contents, beyond normal wear and use (2) There is no smoking in the unit and on the lanai (3) All debris, rubbish and discards are placed in the trash chute (4) Common area keys are left on key hook. There will be a charge of $40 for keys not returned or lost (5) No linens are lost or damaged. Laundry service is of normal usage, 1 load each of towels/sheets (6) There is no extraordinary cleaning required (7) The renter is not evicted by the owner or representative of the owner, the local law enforcement or the security company employed by the complex (8) No charges are incurred due to contraband, or collection of services rendered during the stay.
Payment: Full payment is required (30) days prior to arrival date, (60) days for stays of one month or longer. Personal check accepted for final payment or credit card: Master Card, Visa, Discover.
Keys: Keypad entry. Personal Access Codes will be emailed after receipt of final payment.
Cancellations: Full refund if cancelled more than (30) days prior to arrival date, less an administrative fee of $75. Cancellations made less than (30) days prior to arrival date are subject to loss of full payment unless we are able to re-book the unit for the same period and rate, or at the owner's discretion.
Monthly Cancellations: Full refund if cancelled more than (60) days prior to arrival date, less an administrative fee of $75. Cancellations made less than (60) days prior to arrival date are subject to loss of full payment unless we are able to re-book the unit for the same period and rate, or at the owner's discretion.
Falsified Reservations: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money and the party will not be permitted to check-in. Any exceptions to this policy must be approved in writing in advance.
Hurricane or Storm Policy: Refunds will be given if The National Weather Service orders mandatory evacuations in a Tropical Storm/Hurricane Warning Area or a mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning Area of residence of a vacationing guest. The day that the National Weather Service orders mandatory evacuation in a Tropical Storm/Hurricane Warning area we will refund (a) any unused portion of rent from the current registered guest (b) any unused portion of rent from a guest that is scheduled to arrive and wants to shorten their stay to come in after the Hurricane Warning is lifted (c) any advance rents collected or deposited for a reservation that is scheduled to arrive during the Hurricane Warning period. It is recommended that travel insurance be purchased (from a private source) if hurricanes or storms are a concern for your travel period.
Owner shall not be liable to Tenant, Tenant's guests, licenses or invitees or any other person for any injury, loss or damage to any person or property on or about the premises. Tenant shall hold Owner and Mangers harmless and indemnified from and against all loss, injury or damage occasioned by the use or misuse of any part of the premises, parking lot, beach or community and from or against any omission, neglect, or default of Tenant, his guests, licensees or invitees.
